Moving to or from San Francisco?
The steepest hills, the fog that has its own Twitter account, Gold Rush architecture, cable cars, and the Golden Gate. San Francisco's only 49 square miles — and somehow holds more legend than cities ten times its size.
- 810,000 City population
- 4,700,000 Metro area
- 1776 Founded
- Bay Area (Northern California) Region
Why people move to San Francisco.
- The Golden Gate Bridge — arguably the most photographed bridge in the world
- 49 square miles and 40+ distinct hills — some with grades above 30%
- Cable cars — the only moving National Historic Landmark; 3 lines still operate daily
- The tech capital of the country — Twitter, Uber, Airbnb, Salesforce, Dropbox, OpenAI, and more are SF-based
- Chinatown — the oldest in North America and the largest outside Asia
- Earthquakes — the 1906 quake and 1989 Loma Prieta shape the city's engineering and psyche
San Francisco's fog has its own official name and personality: locals call it 'Karl the Fog,' and it has a popular Twitter and Instagram account run by an anonymous fan. The fog forms almost every summer evening when cold Pacific water meets warm Central Valley air, and it rolls through the Golden Gate like clockwork.

Historically Latino; now a mix of longtime residents and tech transplants. Strong food scene, vibrant murals, Dolores Park.

Planning a San Francisco move.
- San Francisco has 40+ distinct hills, many with grades above 20%. Narrow Victorian staircases, small doorways, and tight curb parking are the norm. Couches and large furniture often require disassembly or window-hoisting — ask your mover about hoist fees before booking.
- Parking requires temporary no-parking permits from the SFMTA — $100+ per permit, requested at least 72 hours in advance. Without one, your truck will be ticketed or towed within minutes. This is the single most common surprise in SF moves.
- Earthquake preparedness is a real planning item. Tall bookcases, china cabinets, and heavy wall-mounted TVs should be strapped. Budget for museum gel and standard earthquake hardware during unpacking.
- SF high-rise condos and luxury apartments require certificates of insurance (COI), scheduled elevator reservations (often weekday business hours only), and non-refundable move-in fees of $250–$500. Request HOA requirements 2 weeks ahead.
Moving in San Francisco: FAQ.
How much does it cost to move within San Francisco?
Local moves under 50 miles run $1,300–$4,200 for a 1–2 bedroom and $4,000–$10,000 for a 3–4 bedroom — the highest in California and among the top 3 in the US. SF's combination of narrow streets, steep hills, parking permits, and COI requirements all compound pricing.
What's so hard about moving in San Francisco?
Three things pile up: (1) steep hills mean trucks can't always park close to the destination, requiring long carry fees; (2) Victorian buildings have narrow doorways and tight winding staircases, often requiring furniture hoisting or disassembly; (3) SFMTA parking permits must be requested 72+ hours ahead or your truck will be ticketed. Experienced SF movers handle all three routinely — but inexperienced or unlicensed movers can create real problems.
Do SF movers need a special license?
Yes. California household-goods movers must be licensed by the California Public Utilities Commission (CPUC) and display a valid T-number. Verify any SF mover's T-number at the CPUC consumer lookup before signing. Unlicensed movers are surprisingly persistent in the SF market.
Is San Francisco still worth the cost?
Depends entirely on what you value and what you earn. Housing costs are among the highest in the country, and the tech-industry layoffs of 2022–2024 have softened but not eliminated the premium. For people who need to be in the tech ecosystem and value walkability, climate (microclimates vary), and proximity to wine country and the coast, the answer is often yes. For others, the Bay Area's outlying cities (Oakland, Berkeley, Alameda) offer better dollar-for-dollar value.
